Tahincioğlu Real Estate is a Tahincioğlu Holding group company, operating in the real estate development and investment areas. Tahincioğlu Real Estate, one of Turkey’s leading trademarks in the real estate industry, undertakes premium retail, office, residence and shopping mall projects as well as the construction and development of luxury hotels with an experience of over 65 years.

In addition to these projects, the company also actively manages its extensive portfolio comprised of revenue-generating real estate assets. The total construction area of projects completed by Tahincioğlu covers over 4 million square meters to date.

As of 2020, Tahincioğlu has established two new companies, namely Tahincioğlu Management and Services and Nidapark Real Estate, expanding its services in the real estate sector while maintaining its ongoing activities.

Tahincioğlu’s construction company Nida Construction is the general contractor for all Tahincioğlu projects. Among the projects that have become synonymous with the company are Palladium Tower, Palladium Ataşehir Shopping Mall and Residence, Palladium Antakya Shopping Mall, Nidakule Kozyatağı, Nidakule Göztepe and Swissôtel Grand Efes and Convention Center.

Sentido Perissia Hotel and Perissia Hotel Cappadocia are also among the hotel projects developed, constructed and later handed over by Tahincioğlu. The office projects Nidakule Kozyatağı, Nidakule Ataşehir West, Nidakule Ataşehir Sout, Nidakule Ataşehir North, Nidakule Göztepe and Nidakule Levent have been completed, while residential projects Nidapark Küçükyalı, Nidapark İstinye and Nidapark Ayyıldız are still under construction. Having completed and delivered Nidapark Beşiktaş in June 2015, Nidakule Seyrantepe in June 2017, Nidapark Başakşehir in October 2017, Nidapark Kayaşehir in August 2019 and found within the Nidapark Küçükyalı Project the Nidapark Küçükyalı Kınalı Phase in August 2020, Nidapark Küçükyalı Sedef Phase in April 2021. Tahincioğlu has put the Nidapark Çengelköy project up for sale at the end of Q1 of 2021.

Together with İş Bankası Kuleleri (İş Bank Towers) and Tekfen Tower, the 2 projects leading the international office investments, it has completed many local projects in the city center. For the last six years, SHCA offers project design service in different fields through the strong cooperation established with London office. Environment Friendly Buildings

Today, given the importance of environment problems such as global warming and dwindling water supplies, Environment-Friendly / Sustainable buildings concept is gaining ever more popularity. For the research reveals that 40 percent of the energy consumption, and 30 percent of the water consumption at a global scale occurs at the buildings. Furthermore, approximately 90 percent of our lives are spent inside buildings. Therefore, more efficient and more habitable environment-friendly buildings, which are easier on resource consumption, are on the forefront of the agenda. Environment-friendly buildings not only save energy and water, but also attach great significance to the health and comfort of the residents. During the design of environment-friendly buildings, elements with direct impact on human health, such as air quality of the interiors, natural lighting opportunities, temperature and humidity control, and waste management are given careful consideration. Furthermore, the methods utilized during construction serve the purpose of providing the end user with a cleaner environment. According to some studies undertaken abroad, the employees working in, and the residents of, environment-friendly buildings get sick less frequently compared to the dwellers of other buildings, and they tend to have higher work performances.

Why do we build environment-friendly buildings?

Buildings constructed with conventional methods consume 70% of energy and materials, 17% of water, and 25% of forests, whereas accounting for 33% of CO2 emissions. The recyclable materials amount to just 5% of conventional buildings.
Green buildings, on the other hand, allow to save energy and water, reduce waste, improve air quality of the interiors, increase the comfort and efficiency of the building’s occupants, and reduce the employees’ medical expenses, crowned with lower operation and maintenance costs. On average, Green Buildings consume 30% less power in comparison to conventional buildings. Water consumption of Green Buildings is also commendable. Through the use of water-free urinals, efficient reservoirs, sinks and faucets, it is possible to save up to 50% of water. Green projects also employ various strategies to achieve 50% savings in water used in landscaping.

Environment-Friendly (Green Building) Certification
LEED “ Leadership in Energy and Environmental Design “

The LEED certification program implemented since 1998 refers to an environment-friendly buildings certification system developed by United States Green Buildings Council (USGBC).

LEED system entails a long-term process from with the design stage, to the completion of the building. The process covers a number of issues concerning multiple disciplines. LEED system comprises a number of categories in existence or under development, applicable to various types of buildings. These are;

LEED system reviews and evaluates the buildings with reference to the 7 aspects below:

  • Local Priority

Each aspect entails certain prerequisites and credit definitions. First the prerequisites are required to be achieved, and then the scores under each credit are to be collected. The project shall then be awarded as a Certified, Silver, Gold, or Platinum project.
The certificate levels with reference to the scores achieved are as follows:

Certified:  40-49 points
Silver:     50-59 points
Gold:         60-79 points
Platinum:        80-110 points

Within the framework of LEED certification;

  • Encouraging mass transportation and alternative systems of transportation,
  • Implementing various methods to save water and make efficient use of water,
  • Prioritizing energy efficiency in the design and system selection stage,
  • Improving and controlling the air quality in the interiors,
  • Preventing and removing smoke and health-hazard volatile substances,
  • Making efficient use of sunlight, and other matters are reviewed and scored.

PALLADIUM TOWER and LEED SYSTEM

Palladium Tower Palladium Tower Project aims to achieve GOLD level certification in the Core & Shell category of LEED. In this context, numerous environment and human friendly characteristics are integrated into the project design and construction.
Within the framework of LEED System, some of the sustainable strategies and solutions implemented in Palladium Tower Project include the following:
SUSTAINABLE LAND AND LOCATION

  • It is intended to save water through the selection of natural plants well-adapted to the climate of Istanbul, in an extended landscape, and to allow the dwellers of the building to embrace the nature within the city.
  • The reduction of the use of personal rides, and hence curbing of the carbon footprint caused by transportation are among the objectives to be achieved through proximity to mass transportation facilities as well as various facilities offered to the dwellers.
  • Adequate numbers of bicycle parks are provided for the dwellers of the building, as well as for guests, with a view to encouraging alternative means of transportation and reducing the use of private cars.
  • By providing charging stations, innovative solutions are offered to encourage the use of these more environment-friendly vehicles.
  • Through the use of lighter colored tiles and materials on the roofs and gazebos, and by taking most of the parking underground, the ’ heat island impact ’ was prevented.

WATER EFFICIENCY

  • Thanks to efficient faucets, rainwater and condensation reclaim systems to be implemented in the building, the total annual water consumption of the building will be reduced by approximately % 50 in comparison to conventional buildings.
  • The landscaping design utilized for the building makes use of plants which are well-adapted to the climate of the region, and which consume less water. The use of tap water for landscaping purposes is reduced through the use of rainwater and condensation systems. This allows the reduction of water use for landscaping purposes, by up to % 70
  • The condensation water reclaimed from roofs and air/conditioning are gathered and re-used. This not only reduces the demand from the rainwater discharge systems, and conserves tap water, which is a scarce resource.

ENERGY EFFICIENCY

  • All power-consuming systems in the building shall be subjected to the international commissioning and testing procedures provided by LEED. The systems checked during both assembly and use, to see if they meet the established performance criteria, will not only provide the desired performance and level of comfort, and minimize unnecessary consumption of energy, hence operational costs.
  • Energy efficiency is prioritized for all service systems utilized within the framework of the project. Efficient lighting fixtures, high-grade isolation materials, efficient heating and air-conditioning devices make a point of compliance with the US energy efficiency standard (ASHRAE 90.1). The energy consumption of building systems designed in accordance with international standards were evaluated through computer-assisted energy modeling, and potential inefficiencies were identified and fixed at the design stage, achieving optimal energy efficiency solutions. This will help to minimize power consumption without compromising the comfort of the dwellers.
  • Energy consumption of all systems in the building will be monitored through power analyzers, calorimeters, and associated building power monitoring systems. Power consumption of various systems will be monitored individually, and any problems or inefficiencies which may arise during operation will be identified immediately.
  • The air-conditioning systems used in the project make use of environment and OZONE layer friendly refrigerants.

MATERIALS AND RESOURCES

All construction materials used in the building are selected with a view to ensuring sustainability and environment-friendliness. A substantial portion of the waste produced during the construction of the building were recycled and/or reclaimed, to minimize the amount of waste sent to waste disposal sites. In this framework, all domestic waste and recyclable waste produced during construction were tracked on a regular basis. The use of recyclable contents and local materials were prioritized within the framework of the project.

 

QUALITY OF INTERIORS and USER COMFORT

  • The comfort and health of the people to use and inhabit the building are among the major elements taken into consideration within the framework of LEED system. In this respect, the construction chemicals (paint, primer, adhesives, pastes etc.) to be used interiors were selected with an eye for compliance with international limits with respect to Volatile Organic Compound (VOC) contents.
  • All materials used during the construction were protected from humidity, dust, and dirt, and the completed sections of the building were protected in detail, in order to ensure that a healthy and clean environment is provided to end users.
  • Design criteria required for the ventilation of interiors were integrated into the project in accordance with the standard ASHRAE 62.1. The volume of fresh air fed into the building is above the requirements of American ASHRAE 62.1 standard, in order to ensure that the building dwellers live in a healthy and comfortable environment.
  • Furthermore, the interiors thermal comfort design is compliant with ASHRAE 55 standard. Individual control over heating and lighting systems is prioritized, to increase both energy savings, and the inherent level of comfort.
  • The building design is based on the principle of maximizing the use of sunlight. This is done to reduce the power consumed for lighting, as well as to emphasize the positive effect of sunlight over the inhabitants of the buildings. Furthermore, the building’s exterior design makes a point of allowing the inhabitants to see the outsides, with ease.

In a nutshell, Palladium Tower Project complies with LEED GOLD criteria in terms of design and construction, with a view to minimize the adverse impact of construction over the environment. Furthermore, thanks to the strategies and systems utilized in design and construction, the operating costs to arise during the life of the building will be minimized.
